Utilities aren't included in base rent. Residents pay a flat utility fee of $67 per month, which keeps monthly costs simple and predictable.

Every Bay Terrace apartment comes with high-speed internet and cable. A technology/communications fee of $26 per month is charged separately from rent.

Move-in costs at Bay Terrace are a $50 application fee, a $50 administrative fee, and a $300 security deposit. Monthly charges such as utilities and the technology fee are billed separately. Every fee is listed on our fee transparency page.

Bay Terrace offers annual leases that follow the school year, usually running from late August to mid-August. Immediate move-in may also be available depending on availability, so contact our leasing team for current options.

Rent is due on the 1st of each month. If it isn't paid by 11:59 PM on the 5th, a $75 late fee is added to the resident's account. A $50 fee applies to returned payments. Residents can also opt in to credit reporting for $8.95 per month, which can help build credit through on-time rent payments.

Bay Terrace offers fully furnished apartments, two refrigerators and plenty of storage in each unit, high-speed internet and cable, convenient off-street parking, and on-site community laundry. Yes! Bay Terrace apartments come fully furnished, so moving in is easy. Each apartment also has two refrigerators and plenty of storage space.

Yes, parking is available at Bay Terrace, but it isn't included in rent. Parking is an optional add-on that costs $30 to $48 per month.

Guest parking is available at Bay Terrace. Guests need to set up a parking pass through ParkUT before parking on the property.

Bay Terrace doesn't allow subleasing. Residents can sell their lease to another qualified resident at any time, and a $250 lease transfer fee applies. A $75 relet fee may also apply. Contact our leasing team to learn more about the transfer process.

Yes! Bay Terrace offers roommate matching for residents looking for someone to live with. If you'd rather live with friends, you can coordinate that when you apply. Room assignments depend on availability, so we recommend applying early and sharing your roommate preferences with the leasing team.

Bay Terrace apartments come fully furnished, so most residents only need personal items: bedding, kitchen essentials, toiletries, and everyday necessities.

Current residents can submit maintenance requests through the resident portal.

Bay Terrace allows Emotional Support Animals (ESAs) with the required documentation and approval. Please contact our leasing team for specific requirements.

We encourage residents to decorate and make their apartment feel like home! Decorations shouldn't damage walls, paint, or other property, and residents are responsible for any damage caused by decorating.

Bay Terrace starts sending lease renewals to current residents in October each year, so you can secure your spot for the next school year early. For move-out details, residents can contact our leasing team or check the resident portal.
